Obviously, this kind of deal is contingent on your ability to come up with the cash to pay for a house without a mortgage. If you are in a bidding war for a property, cash can seal the deal due to the security that it provides the seller, assuring an easy close.

Distressed short sales and foreclosures are not for the faint hearted.
