What do I Want in A House?

What Do I Want in A House?

The top 3 things home buyers should consider when deciding on what they want in a house.  For those that are “open” to anything this is a great way to narrow down your search window and give clarity to what matters most in a home.

Commute
While gas prices can fluctuate, over time gas prices will continue to increase.  Gas is an expense to consider especially a multi car family or if a large vehicle is used.  Are you ok with an hour drive or do your prefer a 10 minute commute or to walk to work?  Knowing what your limitations are will eliminate many homes, getting you closer to what you want in a house.

Future Family Plans or Roommate 
There are a few things to consider when for the size of the home.  Perhaps you’re a growing family and more space is needed or a family that is downsizing for less space.  As buyers become for financially savvy some are buying bigger homes so the extra space can be rented out to another family or a roommate.  This is a great way to offset the mortgage and home expenses and even generate some income or savings!

Move in Ready or Fixer Upper 
While some buyers are super handy, there are still those that prefer move in ready.  Others may even be fortunate enough to have family and friends who are handy or even work in repair industries.  If you are the buyer who wants a move in ready home there are some benefits.  You will most likely have limited lender required repair issues with a good condition home.
For those that would prefer a “fixer upper”.  First thing is to define what “fixer upper” means for you.  Does this mean a little paint, carpet and new appliances or a full gut shell rehab.  It’s important to keep in mind if the home needs to much work, you may be getting a great purchase price, but you may need to consider a rehab loan (which finances the repairs and purchase) or to pay cash to purchase as appraisal and repair issues could arise, especially with traditional financing.
