Selling a home is a big deal.  

1.  Too many animals/odors during showings.
A home with pets can sometimes be noticeable to new buyers visiting the home.  This can be a turn 
off for buyers.  A buyer may even leave even before walking through the home.  
Have a REALTOR or close friend come into your home with fresh view.  What does your home 
smell like, look like, feel like?  Our nose and eyes can get to use to it day in and day out.  
*Shampoo carpets, clean drapes, deodorize curtains and furniture
*Remove fur 
*Remove pets during showings or at least place in a designated area

2.  Too much "stuff" in the house.  
Our home is our comfort zone.  But everything does not need to be on display, especially 
during the listing period.  Less is more.  The less "stuff" and less personalization allows
 the buyer to focus on the house and not your "stuff".  This can make it difficult for the 
buyer to visualize their "stuff' in the home.
*Declutter all rooms
*Organize closets
*Use a few decorative non-personal photos

3.  Over price and not negotiate.  
If your home is priced right, there will be very little room for negotiation, thus producing 
offers.  Period.  Over pricing your home will simply produce "low ball" offers, if any.  
Speak with a REALTOR about your market analysis.  
Is what the market says your home is worth what you need to get to your next goals?  
If no, well, maybe now is just not the right time to sell.  There may be other options.

4.  "Vanna White" the house.
Sellers have the right to be present during a home showing, however it's not a bad idea 
to step outside or be off site.  Sometimes sellers "selling" the property can be a turn off 
and prevent the buyer from processing the home.  The home sells itself!  It's either a fit 
or not.  In some cases the very thing the seller loves, the buyer may change.  It's best to 
let the buyer and their REALTOR discuss.

5.  Being emotionally attached.
Selling and buying a home is probably one of the biggest decisions one will make.  
Being to emotionally attached to the home can keep you from getting to your goals.  
Revisit why you are selling.  Do you still need to sell?  The memories in the home will 
last a lifetime and can never be taken away.   Now is the time for a new buyer and new memories.

More buyers are thinking further down the road about what home needs will be further down the road.  In today's family there are many reasons that a Home in Baltimore with a Master Suite on the main level may be the ideal property.
Generally, the floor plan of this style of home is the Master Suite on the main entrance level. The other rooms on the main level are the living room, dining room and kitchen. Keep Your Chilly Dog Warm
Sweater
If you have a short haired dog, a sweater can help block out some of that cold Baltimore winter
breeze.  Sweaters can be super cute and stylish on your four legged friend to!!  
Out and In
During the cool Summer and Spring days, it's cool to spend lots of fun time outside with your 
doggie.  But when there's ice on the ground, the routine must change to avoid frost bite and other injuries.
Make potty time short and sweet, but more frequently.
Quickly check paws when coming back in doors.
Turn on some heat or use a heated blanket.  Much like Sandy, see picture, they will love it!
Prevent frostbit on ears, tail and paws by going Out and In, quick!
Safety
This rule goes ALL YEAR AROUND.  Do not leave your dog in the car!!  Leaving your 
dog in the car right now, with these temperatures is like leaving your dog in the refrigerator.  
Check paws for irritation from defrosting chemicals, salts, etc.  These substances can be very
toxic and deadly if consumed regularly or in large doses.
Food and Hydration
Like humans, it takes additional calories and energy for the dogs body to stay warm.  
Feed the additional calories.  
Water is essential, all day everyday.  Please check your dogs water bowl regularly to 
ensure the bowl is full and that the water is not frozen.  
Tip: Use plastic instead of metal dog bowls!
Puppy?
Puppies do not do to tell is freezing temperatures.  This can be a very tough time of year to 
potty train.  Use potty pads for now.
Let it Grow!
Don't shave or cut off your dogs fur.  This extra winter coat will help block out that wind, 
helping to keep our cute little critters warm!
