Selling a home doesn't have to be a daunting task.  Following these quick tips and you should be on to the next chapter in your life.

"HOW OFTEN SHOULD I KEEP IT NEAT?"
During listing period, keep your Baltimore home clean and well maintained AT ALL TIMES!  Remember you are trying to sell the house.  You have one chance to make a first impression.  If your home is priced to sell,  it will not be on the market very long at all.  Especially in this sellers market of limited inventory and lots of buyers.

"HOW ATTRACTIVE IS IT?"
Price the home right and you will attract the right buyers.  Price is always what will attract buyers.  Remember there is a strong chance the buyer will be using financing.  If so, an appraisal is required by the buyers lender.   Pricing the home right will not only bring the appropriate buyer, but will reduce appraisal problems in the long run.

"IF IT AIN'T BROKE DON'T FIX IT?"
Fix repairs before you list the home.  Period.  This can save lots of money down the road. In Maryland everything must be in good working order (unless the house is being sold as is and disclosed as such) as per the contract.  Whatever is broken or not working properly will come up in the home inspection. Also, if you don't sell the house you are still most likely going to fix whatever the issue was!  Just get it done before listing the home to avoid issues and money lost later.

"I'M NOT SHOWING THE HOUSE TODAY"
Accept ALL showings.  The only showings that should not be allowed are buyers that are not prequalified by a lender.  With seller permission, I won't allow an unqualified buyer to preview the home.  Also a buyer consultation is a must.  The buyer needs to understand the process from beginning to end.  Outside of that exception, ACCEPT ALL SHOWINGS!!!  The one you decline could be the perfect buyer.  I've seen it before!  Keep in mind, if the house is priced right, you won't be inconvenienced very long!

By visiting BaltimoreHouseValues.info, the website will allow you to get an estimate value of your home.  I would recommend making an appointment with a local REALTOR in Baltimore.  A REALTOR can provide a professional opinion of your home.  A home in good working order and clean can be the best home!
It's good idea to register and take advantage of listing alerts.  Listing alerts are sent regularly to your email address.  You can customize the listings that are sent to see what your competition is in your neighborhood.
