Why didn't it sell?
chat with many sellers who weren't able to sell their homes the first time is was listed, sometimes the second or even the third time.  During our listing appointment, I ask sellers why don't you think your home sold?  I hear many guesses as to why their home didn't sell.  A few are:

  1. "My previous agent didn't market my house enough"
  2. "My previous agent didn't do enough open houses"
  3. "I don't know, I've never heard from my agent"
  4. "It's not the right time to sell"
  5. "It's a buyers market"

The 3 REAL reasons your house didn't sell
In my experience there are only 3 reasons why a home didn't sell.  Sellers personally only control 1 of these 3 reasons.  

Reason #1

Location
If your home is in a desirable area, for example on the water, near a beach, sprawling views, secluded etc.  These are some very desirable characteristics of a property that many buyers would enjoy and consider paying market value and possibly even higher than market value pending other factors.
Likewise if the home is located near undesirable areas that buyers don't feel would be a good fit, that will have a negative effect on if and how quickly your home will sell.
Reason #2

Condition
The condition of your home is crucial for asking top market value.  If your home is a mess and in need of repair or significant updating, it will not only keep the home on the market if it's not priced right, but could attract a less desirable offer.  For example, Investors love these types of homes.  They buy at a very low price, then rehab and resell for market value.  You could put a little money in the house to make it more desirable, but this all depends on market condition and many factors that you should discuss with your REALTOR first, before spending any money on updates.
Reason #3 
Price

Anything propery will sell at the right price!  It's doesn't matter what market or time of year.  This being said PRICE is the reason homes don't sell.  If a buyer can find a comparable house or a house with even more features and benefits for less money, which house will the buyer choose?  Which one would you choose?  THE LEAST EXPENSIVE one!  All of the marketing, open houses, flyers, clowns, television crews in the world can't sell a house that is over priced.
To further insist on why a home should be priced right, if the house doesn't appraise Mr and Mrs seller you have just wasted even more money on repairs and time!  Creating a frustrating experience.  

What should I do now to sell my house??

Consider this:
  • Evaluate your goals
  • Do you really need to sell?
  • Can you meet your goal based on what the recent sales say your home could sell for?
Answering these crucial questions can determine if you should stay or be GUARANTEED TO SELL!
