The Big Day
Settlement is the finish line for a home purchase. At this point, buyers have turned in all pay stubs, tax returns, bank statements, letters, home owners insurance policy and any additional materials that may have been lender required. The buyers have also cleared any issues that may effect title. Now, what do I need to bring to settlement - closing on a home?
Identification (buyers and sellers)
- ID - In most cases the Title Attorney or Settlement Officer will require 2 forms of ID. Most people carry a drivers license or state issued identification. That is one form of id to bring to settlement when closing on a home.
- Second form of ID - The Tittle Attorney or Settlement Officer may request a second form. Usually a Social Security Card or even Passport can be an acceptable form of identification. Be sure to verify what do you need to bring to settlement when closing on a home.
Outstanding Invoices
- In Maryland, if there are outstanding invoices like termite inspections, it will be billed and must be reflected on the Hud - 1 document (unless paid outside of settlement).
- Home Warranty invoices can also be added to be paid at settlement.
Other Documents
- In unique situations, additional documents may be needed such as any Power of Attorney Documents, Tax Forms.
